How many properties qualify for this filter?
A small subset of the portfolio. Properties that legitimately sleep twenty-plus across actual bedrooms are concentrated on Star Island, Hibiscus Island, Hillsboro Beach, and a handful of trophy estates in Coral Gables and on North Bay Road.
What is the typical configuration?
Most twenty-plus properties have a main house with eight to twelve bedrooms plus one or more separate guest houses. The guest houses might be detached pool houses, gate-house apartments, or separate buildings on the same lot.
Can a single rental cover both the main house and guest houses?
Yes. The default rental includes the main house plus all guest houses on the lot. Some properties offer the main house alone at a reduced rate for smaller groups, but the standard booking is the full compound.
Are these properties available for events?
Some allow events. Compound-scale properties tend to have stricter event policies than smaller estates, since neighbors are more sensitive to large gatherings. The concierge can confirm event policy on a per-property basis and arrange appropriate permits and security if needed.
How far in advance should I book?
For high-demand dates including F1 weekend, Art Basel, and the Christmas-to-New-Year window, lock dates six months or more in advance. For other dates, three months is usually sufficient. Inventory at this scale turns over slowly and bookings tend to be repeat-client driven.
